The specific unit, a Model A four-room flat located at Bedok South Horizon, changed hands for $1.12 million in early April 2026. This translates to approximately $1,118 per square foot.

The flat, situated between the 16th and 18th floors of Block 154B Bedok South Road, spans 1,001 square feet and boasts a remaining lease of approximately 94 years and 10 months. The property's recent Minimum Occupation Period (MOP) completion has made it eligible for resale, contributing to the strong price achieved. The Bedok South Horizon development, launched during the November 2016 Build-To-Order (BTO) exercise, offers a mix of two-, four-, and five-room flats. The high-floor location of this resale unit likely contributed to its initial purchase price, but the seller has undoubtedly realized a significant profit. The development's prime location plays a critical role in its desirability. It enjoys proximity to East Coast Park, with some units offering sea views, and benefits from direct access to the upcoming Bedok South MRT station, scheduled to commence operations in the second half of 2026. Moreover, the mature estate provides well-established amenities, including the Siglap Community Club, which is integrated with the development via a link bridge, offering convenient access to a supermarket, dining options, and sports facilities. The million-dollar sale surpasses the previous record for a four-room flat in Bedok by $125,000, representing a 12.6% increase in just two months. Before this, the highest price was recorded at Bedok North Woods, where a similar-sized four-room flat sold for $995,000 (about $983 per sq ft) in February 2026. The price surge between February and April can be attributed to the enhanced convenience offered by Bedok South Horizon, especially its nearness to the Bedok South MRT station and its adjacency to the Siglap Community Club. This creates an integrated living experience with easy access to daily necessities, transport, and community resources. While the proximity to both Bedok Reservoir and Bedok MRT stations, roughly 700 meters away, might be less ideal for some buyers, residents enjoy easy access to amenities like the Kaki Bukit 511 Market and Food Centre, Heartbeat @ Bedok, and nearby schools like Fengshan Primary School, Red Swastika School, and Yu Neng Primary School. The Bedok North Woods development, having reached its MOP last year, has already witnessed robust resale activity, with 32 four-room flat transactions recorded by April 2026, starting around $808,000. It also holds the record for the highest price achieved for a three-room flat in Bedok, selling for $740,888 (about $997 per sq ft) in September 2025. With a significant number of HDB flats across Singapore completing their MOP in 2026, the influx of new resale units in towns like Bedok will be noticeable. Bedok is among the towns with the highest number of MOP flats this year, particularly with projects like Bedok South Horizon and Bedok Beacon entering the resale market simultaneously. While the competition may intensify for four-room flats, the demand for well-located units with strong rail connectivity appears to be holding strong. Early sellers may benefit from capturing immediate demand as more units become available in the coming months
