Before voting, council heard a presentation from Alan Wallace, a consultant speaking for Saska Lands.
He noted the process being used is what’s known as a “zoning by agreement.” While the change calls for B5B zoning – the same as in the nearby Broadway Business Improvement District, he noted taverns and nightclubs allowed under that zoning designation would not be permitted in the development. A presentation from Darryl Dawson, the city’s manager of development review, noted in his presentation to council that the expected traffic volumes were such that they wouldn’t warrant any additional traffic calming in the area.
Robert Clipperton, a Nutana resident who lives within a few blocks of the project, said people in his neighbourhood have grown accustomed to denser developments along main corridors, which he described as a tradeoff for the lower density on other streets.
