The property is being offered without a management agreement, giving the buyer flexibility over future operations, according to JLL. This marketing exercise follows the URA's recent policy encouraging new hotel developments in selected heritage precincts, including Boat Quay and Beach Road.

JLL said Singapore's hospitality investment market is projected to exceed $1 billion in transaction value this year, citing recent major sales such as the $43.5 million Punggol Digital District hotel and the $101 million acquisition of Park Avenue Changi, which has since been converted into a co-living asset. Data shows international visitor arrivals reached 4.4 million in the first quarter of 2026, up 2.9% from a year earlier.

The Singapore Tourism Board expects visitor arrivals to reach 17 million to 18 million for the full year. Tan Ling Wei, executive vice president of Investment Sales, Asia Pacific, JLL Hotels & Hospitality Group, stated, "Singapore's hospitality sector continues to attract significant investment capital, with total transaction volume for 2026 projected to surpass $1 billion.

" The property is being marketed on behalf of Hong Kong-based Weave Living, which operates more than 400 keys in Singapore across Weave Suites - Hillside, Weave Suites - Novena, and Weave Residences - East Coast. JLL said the sale will allow Weave Living to recycle capital across its Asia-Pacific portfolio, which manages more than $5.17 billion (US$4 billion) in assets across Japan, Hong Kong, South Korea, Singapore, and Australia.

This transaction underscores growing investor confidence in Singapore's hospitality market, particularly within heritage buildings where adaptive reuse can unlock additional value. The Urban Redevelopment Authority's policy shift to encourage hotel developments in heritage zones like Boat Quay and Beach Road aims to preserve cultural character while boosting tourism infrastructure. The property's sale without a management agreement provides buyers with operational autonomy, an attractive feature in a sector where many assets come with pre-existing operator constraints.

The numbers speak to a robust recovery and growth trajectory: 4.4 million visitors in Q1 2026, marking a 2.9% year-on-year increase, supports the Tourism Board's forecast of 17-18 million annual arrivals. Such demand fuels hotel performance and justifies new supply. JLL's optimism is backed by recent high-value deals: the Punggol Digital District hotel sale and the Park Avenue Changi conversion to co-living demonstrate creative asset repositioning.

Weave Living's decision to divest this Singaporean asset reflects a strategic capital recycling move, channeling proceeds into its broader $5.17 billion Asia-Pacific pipeline. The firm's existing portfolio of over 400 keys in Singapore spans multiple formats, suggesting expertise in adaptive hospitality concepts. Market observers note that while the $1 billion transaction volume projection for 2026 is substantial, it may be conservative given the pent-up investment activity following pandemic-era slowdowns.
