A real-estate investor with a 311-unit portfolio shares a recession-proof strategy she's using that all but guarantees she receives market-value rent payments

But there are plenty of upsides to the program.

One is that Section 8 tenants tend to stay in the units for a longer time because moving can be costly. This saves the tenant time and effort on finding new tenants, and saves on turnover costs in between tenants. Another added benefit of using the program, Curry said, is that while it essentially guarantees a market rate rent payment, the units don't have to be completely updated with top of the line appliances or touches.

"If you were going to rent a unit out for, let's say $1,800, just market rate, to anyone...to get highest market rent, sometimes you need to do more on the remodel," she said."Section 8 pays around market regardless of whether everything is completely rehabbed like you would if you were going to try to get highest market rent."Curry also recently discovered that there are grants for affordable housing landlords to update properties that are below living standards.
