Construction is underway on a large warehouse on Thursday, April 6, 2023 in Houston within the Generation Park area of northeast Houston at 11750 Timber Forest Drive, in Houston. This is the same address where retailer Target has confirmed the planning of a new distribution center. The facility, developed by Panattoni Development Company, is one of the largest industrial real estate projects under development in the Houston metro now.
The projects show that Target is intent on growing its real estate footprint to support an explosion of e-commerce sales in recent years, even as other retailers slow their distribution growth amid recession worries. Walmart is laying off about 2,300 distribution workers, including 1,050 in Fort Worth, according to media reports. E-commerce giant Amazon has sought to sublease much of its industrial real estate across the U.S., but mostly outside of Houston, according to real estate sources.
Research from New Jersey-based construction data firm Dodge Data suggested the facility could cost $168 million. It was one of the region's largest commercial construction projects to break ground last year, Dodge said. Meanwhile, Target’s other planned distribution center, at 5805 South Sam Houston Parkway, is being developed by Dallas-based real estate firm Hillwood Properties at the Beltway 66 Logistics Park. The retailer signed the lease in the fourth quarter of 2022, according to real estate sources. Estimated to cost $65.8 million, construction of the building, designed by Powers Brown Architecture, is expected to wrap in October, according to state permit filings.
