A residential real-estate developer shares 2 details to pay attention to when shopping for a home — and the No. 1 feature that can boost a property's value
After completing a successful, personal project in Richmond — Thakker bought land right after the pandemic hit, constructed three single-family homes, and sold each one within 30 days of listing — he figured Dorado should bring its capital there as well. . It's a Scandinavian chalet-inspired project, with the entrances of the homes on the back side and facing into a shared courtyard.
Thakker, who has been developing real estate for four years, shared the two most important things to look out for when considering a new construction property to make sure your developer didn't cut any corners."The biggest thing is to look out for the details," said Thakker, including the trim and outlets."The trim should be relatively consistent and the width and depths of that trim should also be consistent.
If you're looking at a brand new build, how orderly the construction site can be telling. Walk through the space and look to see if the cables and pipes are organized, or if they're in a jumbled mess, advised Thakker:"Of course, there will always be minor punch list items that need correction, as construction sites have lots of movement and sometimes things happen.
"Foundational and structural issues are the big concerns," said Thakker."Cosmetic things can mostly be repaired relatively inexpensively, but structural issues are tough to repair, especially if they occur outside of the warranty."In Thakker's experience, walkability is the number one feature that can boost a home's value.
